Settings overview

Where to find every setting in the Minut app - and where to read more about it.

Minut settings are spread across two places: settings specific to a rental unit (noise thresholds, monitoring toggles, guest experience) and settings that apply to your whole organisation (team members, presets, integrations, billing). This article maps every setting to its location in the app and links to the full documentation for each one.

Two apps, same account. The mobile app and web app at web.minut.com share the same settings. Some settings are only available in the web app - these are noted below.

Rental unit settings

Access unit settings by tapping or clicking any rental unit → tap the settings icon (⚙) in the top right corner.

Monitoring

  • Toggle noise monitoring on or off for this unit. When on, alerts fire when noise exceeds your threshold for a sustained period.

  • Choose which preset applies to this unit, or edit the assigned preset. Changing a preset affects all units using it.

  • Count nearby wireless devices to estimate occupancy. Alerts when the device count suggests more people than your set capacity.

  • Motion-based alerts for arrivals, early departures, and unexpected activity during vacancy. Requires a booking schedule.

  • Motion-triggered alarm with siren. Toggle instantly from the unit view or configure with a grace period via your noise preset.

  • Receive motion alerts without the siren sounding. Useful for monitoring during stays without disturbing guests.

  • Toggle temperature and humidity alerts and set thresholds. Mould risk and almost freezing alerts are always on and cannot be disabled.

  • Alerts when the sensor is removed from its mounting plate. Always on- cannot be disabled.

Guest Experience

  • Check-in instructions, check-out instructions, Wi-Fi, and house rules shown to guests in the Guest App.

  • Local restaurants, cafés, and attractions you recommend to guests - shown in the Guest App during their stay.

Stays

  • Stays

    Add, edit, or remove stays for this unit. Guest phone numbers added here are used for automated noise alert messages and Call Assist.

Alarms

  • Create rules to automatically arm or disarm the security alarm at specific days and times - useful for cleaning windows or night-only monitoring.

Unit

  • Edit unit

    Rename the unit, update the address, set the guest capacity, and adjust the timezone. Address determines local time for quiet hours and presence detection alerts.

  • Notification preferences (per unit)

    Control which alert types send push notifications and emails for this specific unit. Each team member sets their own preferences.

Sensor settings are separate. The sensor itself (battery level, firmware version, Wi-Fi network, LED brightness) is configured from Properties → rental unit → sensor → settings (⚙), not from the unit settings screen. Tap the sensor icon within the unit view to access these.


Organisation settings

Organisation settings apply across all your properties and all team members. Access them from More (⋯) → Settings in the mobile app, or from the left navigation in the web app.

Organisation

Rename your organisation, manage team members, assign roles, and access Sensor Swap settings.

Monitoring presets

Create and manage noise presets that can be applied across multiple rental units.

Presence detection

Enable or disable individual presence detection alert types - arrival, no-show, early departure, early check-out, and vacancy motion- across your whole organisation.

Notifications

Control which alert types send push notifications and emails for you personally. Each team member configures their own preferences.

Integrations

Connect Airbnb, your PMS, smart locks, thermostats, and other third-party tools.

Call Assist

Activate or manage the Call Assist add-on - 24/7 operator calls for unresolved noise events.

Guest Experience

Manage scheduled messages, Autopilot Knowledge, and Guest App settings at organisation level.

Tasks

Configure task automations, manage repeating tasks, and set up team assignments. See Task automations

Plan, billing & invoices

Manage your subscription, update your payment method, and download invoices. Web app only- not available in the mobile app. See Managing your billing
