The Guest App: overview for Hosts

Share check-in instructions, Wi-Fi details, recommendations, and smart lock access with guests in one private link.

The Minut Guest App is a web-based app that gives guests a single place to find everything they need for their stay. A private link is generated automatically for every stay in your Minut account; no app download required for guests.

What guests can see

  • Unit information

    Check-in instructions, check-out instructions, Wi-Fi name and password, house rules. Plus the unit name, address, and stay dates automatically.

  • Smart lock access

    If a supported smart lock is connected (Nuki, and others), guests can view their door code and lock or unlock remotely from the app during their stay.

  • Recommendations

    Restaurants, cafés, local attractions, and other places you suggest. Categorised by Food & drink, Things to do, Shopping, or Other.

  • Ring camera access

    If Ring is connected, guests can view a live stream, toggle sound, and see a door event log but cannot access recorded footage.

  • Photos

    A property cover photo shown at the top of the Guest App.

  • Documents

    PDFs you upload (house manual, welcome guide, etc.) that guests can download.

  • Owner contact

    Owner or host contact details, shown in the Guest App.

The Guest App link is unique to each stay. It is generated automatically when a stay exists in Minut and is only accessible during the stay window. Guests cannot access the app before check-in or after checkout. Guest data is deleted 14 days after checkout.


Set up the Guest App

The Guest App requires two things before it is useful: a reservation in the system (so a link is generated) and content in the unit information fields (so the app has something to show).

  1. Make sure a reservation exists for the unit

    A link is only generated when a reservation exists. Add reservations manually, connect Airbnb or a PMS to import them automatically, or bulk-upload via CSV - all from the Reservations page. If there are no reservations, no guest app links will be created.

  2. Add unit information

    Go to Properties → rental unit → Guest experience tab. Fill in check-in instructions, check-out instructions, Wi-Fi details, and house rules.
    You can also go to Reservations, click the … menu at the end of the reservation's row, and choose Configure the guest app.

  3. Preview the Guest App

    Go to Reservations, find the reservation you want to check, and click the … menu at the end of its row, then choose Configure the guest app to preview exactly what that guest will see.

  4. Share the link

    Send the link automatically via a Guest journey message, or copy and share it manually from the reservation.


Add and edit content

Content is managed from the Guest experience tab on each rental unit. It is set per unit; each property has its own information.

Check-in instructions

How to access the property, parking, key or lockbox details, building entry codes. This also powers the {{instructions_for_the_stay}} shortcode in Guest journey messages.

Check-out instructions

What to do before leaving: rubbish disposal, key return, thermostat settings, anything specific to the property

Wi-Fi

Network name and password. Shown prominently in the app; guests look for this immediately on arrival.

House rules

Noise policy, pet rules, smoking policy, guest capacity, or any other rules specific to this property.

Owner contact

A free-text field for owner or host contact details, shown in the Guest App.

Recommendations

Add local places you suggest. Each recommendation requires a title and category (Food & drink / Things to do / Shopping / Other). Address and description are optional. You can add as many as you like.

Photos

Upload photos of the property and pick one as the cover photo shown in the Guest App. For best results the cover should be a landscape image. If no cover is set, a default placeholder is used.

Documents

Upload PDFs (house manual, welcome guide, etc.). Guests can download them from the Guest App.

Address & directions

Guests see the property address along with any free-text directions you provide in the Directions field.

Security deposit

Add a payment link and guests are asked to pay a deposit before their stay. You collect the payment yourself and confirm it here.

Check-in instructions double as a message shortcode. Whatever you write in the check-in instructions field for a unit is available as {{instructions_for_the_stay}} in Guest journey messages. This means you can write property-specific instructions once and have them inserted automatically into your welcome messages without copying and pasting per stay.

Import from integrations

If you use Airbnb, Hospitable, or Hostaway, unit information from your listing can be imported directly rather than entered manually.

When import happens

Automatically when you first link a unit to a supported integration, or manually at any time using the Import button in the Unit information section.

Overwrite behaviour

Existing content is not overwritten. If you have already filled in a field manually, importing will not replace it. Only empty fields are populated on import.

Supported integrations

Airbnb, Hospitable, Hostaway. Other PMS integrations sync stay and guest data but do not currently import listing content.


Share the link with guests

The Guest App link can be shared automatically via a Guest journey message, or copied and sent manually whenever you need it.

Automatically

Add the {{guest_app_link}} shortcode to any Guest journey message. The simplest approach is to use the built-in Share guest app message template, which includes the link ready to go. Set it to send 3 days or 24 hours before check-in.

Manually

Go to Reservations, click the … menu at the end of the reservation's row, and choose Copy guest app link. Paste it into any message — Airbnb, WhatsApp, email, or your PMS messaging tool.


The check-in form

You can ask guests to submit their email address, phone number, and number of guests before their stay - and optionally require it before they can access their door code. This is configured from the Settings tab in Reservations, and completed submissions show up in the Activity column of the reservations list.

Smart lock access

When a supported smart lock is connected to Minut, the Guest App automatically shows the door code and gives guests the ability to lock and unlock from the app during their stay window.

Nuki, and other supported smart locks connected via Integrations.

Access window

Lock access is only available during the stay window. Guests cannot lock or unlock before check-in or after checkout.

Turn off lock access

Go to Reservations → Settings → Guest app and turn off the Smart locks toggle. This same panel also controls Sensor data and Camera live feed.


Ring cameras

Guests staying at your property can access Ring cameras through the Minut Guest app.

From the Guest app, guests can:

  • View a live stream of the cameras in their unit

  • Turn sound on or off

  • See a log of door events during their stay

Guests can see events in the log but cannot view recorded footage.
