Reservations replaces the old Guest app page. Everything that page did now lives here, alongside the guest list, messages, and stay statuses.
Reservations is where every booking that reaches Minut ends up, whether an integration imported it or you added it by hand. Open any reservation to see the guest's details, send them a message, share the guest app, or check whether they've filled in your check-in form.
Reservations is available to organization owners and admins. If you're a member, you won't see it in the menu.
What are Reservations
Reservations turns your bookings into one working list. From it you can:
See a stay - who is arriving, which property, which dates, and how many nights
Follow a stay - Minut works out the status for you, from upcoming through to checked out
Reach a guest - send a message, or share the guest app link with the door code and house rules
Collect details - see who has filled in your check-in form and who hasn't
Handle money - mark a security deposit as paid or not paid
Fill a gap - add a direct booking by hand when no integration covers it
Where to find it
Web app
Sign in at web.minut.com.
Click Reservations in the left-hand menu.
Mobile app
Tap More (bottom right).
Scroll to the Guest experience section.
Tap Reservations.
The reservations list
The page has two tabs:
Reservations - the list of stays. This is where you'll spend most of your time.
Settings - the guest app and check-in form settings for your whole organization.
The Reservations tab is a table with one row per stay. The columns are:
Guest - the guest's name, the dates of their stay, and how many nights it is
Home - the property they're staying in
Status - where the stay has got to (see below)
Activity - small labels that flag anything worth a look, such as a door code being ready or a check-in form still waiting to be filled in
Source - where the reservation came from: the integration that imported it, or added by hand
Click any row to open the reservation. On a wide screen the details open in a panel beside the list; on a narrower screen they slide in from the right. Press Escape or click the row again to close it.
Reservation statuses
Minut works the status out for you from the check-in and check-out times, and from whether the guest has actually arrived. You never set it by hand.

Arriving today | Check-in is today, or has just passed and the guest hasn't arrived yet |
In progress | The guest has arrived and the stay is under way |
Checking out today | The guest is leaving today, within the next few hours |
Checked out | The stay has finished |
No motion since reservation start | Check-in was more than a day ago and Minut hasn't sensed anyone in the property yet. Worth checking whether the guest turned up. |
Times are shown in the property's own time zone, not yours. A 3pm check-in reads as 3pm even if you're in another country.
What you can see in a reservation
Open a reservation and you get everything about that stay in one place:
The dates, the number of nights, and the property
The door code, if a smart lock has generated one - click the copy icon to copy it
The guest's phone number and email address, if you have them
Their messages, and a box to reply
A Guest app button, which opens the guest's own page exactly as they see it
Buttons to edit the reservation or manage a security deposit
If anything about the reservation needs fixing - such as a phone number Minut can't send to - you'll see a Needs attention label at the top.
Reservations that came from an integration
Most reservations arrive on their own from an integration such as Airbnb or a PMS. Minut keeps those in step with the source, so they can't be changed here.
Open one and click Edit reservation and you'll see "Imported from" with the source name, and every field grayed out. Remove is grayed out too.
Make the change in that integration instead, and Minut will pick it up. Only reservations you added by hand can be edited in Minut.
How Reservations are structure
Messages
Open a reservation and you'll see the conversation with that guest, newest at the bottom. A few things worth knowing:
Messages you've scheduled show up here too, so you can see what's still due to go out
Replies from Autopilot are labeled, so you always know whether a person or the AI answered
Each message shows whether it was delivered or failed
To see the full conversation with more room, click Go to inbox
The guest app
The guest app is the page your guest opens to find the door code, the wifi password, house rules, and anything else you've added.
The link is unique to that guest and that stay. Treat it as private - anyone who has it can see the details for that reservation, including the door code. Minut reminds you of this the first time you copy one.
The check-in form
The check-in form asks your guest for their details before they arrive: their email address, phone number, and the number of people staying. You can make it mandatory, so the guest can't get their door code until they've filled it in.
Once it's on, the Activity column tells you where each guest has got to:
Submitted - they've filled it in. Click the label to read what they sent.
Not submitted - they haven't filled it in yet
Security deposits
If your properties collect a security deposit through Minut, each reservation gets a Manage deposit button. Use it to mark a deposit as paid or not paid, and the reservation shows a label so anyone on your team can see where it stands.
This only appears if a deposit has been set up for that property.

How to add a reservation by hand
You only need to add a reservation by hand for a direct booking, or for a guest who booked somewhere Minut isn't connected to.
Go to the Reservations tab.
Click Add reservation.
Choose the property. You can type to search if you have a lot of them.
Set the check-in date and time, then the check-out date and time.
Enter the guest's name.
Enter their phone number. This is how Minut reaches them, so it's worth getting right.
If you're in a country where Minut can't send text messages, you'll be asked for an email address instead.
Click Add reservation.
That's it! The guest appears in the list straight away, and any messages you've set up will start going out at the right times.
How to edit or remove a reservation
Go to the Reservations tab.
Click the reservation you want to change.
Click Edit reservation.
Change the name, phone number, email address, or the check-in and check-out times.
Click Save.
To remove a reservation instead:
Click the three dots at the end of its row.
Choose Remove.
Removing a reservation also stops any messages that hadn't gone out yet. It cannot be undone.
How to message a guest
Go to the Reservations tab.
Click the reservation to open it.
Type your message in the box at the bottom.
Click Send. You can also press Cmd+Enter on a Mac, or Ctrl+Enter on Windows.
How to share the guest app
There are two ways:
Open the reservation and click Guest app. This opens the page as the guest sees it.
Or click the three dots at the end of the row, choose Copy guest app link, then paste the link wherever you like.
How to change what the guest app shows
Go to the Settings tab.
Find the guest app settings.
Choose whether guests see sensor readings, a camera live feed, and smart lock controls.
How to turn on the check-in form
Go to the Settings tab.
Find Check-in form and switch on Enabled.
Choose which details you want to collect.
If you want, make it mandatory.
That's it! The Activity column will now show you who has filled the form in.
How to export check-in form submissions
Go to the Reservations tab.
Click Export submissions.
You'll get a spreadsheet file with every submission in it.
How to find Reservations (Mobile App)
Tap More at the bottom right in the Minut app.
Scroll to the Guest experience section.

Frequently asked questions
Do I have to add my reservations by hand?
No. Connect Airbnb or a PMS and your reservations arrive on their own, with the dates and guest details already filled in. You can also bulk-import from a CSV file. Adding by hand is only for direct bookings.
Someone changed their dates with the integration. Do I need to update Minut?
No. Integrations keep Minut in step. Only reservations you added by hand need editing by hand.
Why can I not change a reservation?
Because it came from an integration, and those are only edited at the source. See "Reservations that came from an integration" above.
Why is a reservation showing "No motion since reservation start"?
Check-in was more than a day ago and Minut's sensor hasn't picked up anyone moving in the property. Usually it means the guest hasn't arrived, or arrived later than planned. It's a prompt to check, not an error.
Why does the door code not show for one of my reservations?
The code comes from the smart lock at that property. If the property has no smart lock connected, or the lock hasn't generated a code for that stay yet, there's nothing to show.
Can my guest see the whole list?
No. Guests only ever see their own guest app page for their own stay. They cannot see the Reservations list, other guests, or anything about your other properties.
