Does Minut record audio or listen to conversations?
No. Minut sensors measure sound levels in decibels; the same way a sound meter works. They detect how loud a space is, but they do not record, store, or transmit any audio. Your guests' conversations are completely private.
The sensor detects that a noise event has occurred and how loud it was. It has no way of capturing what was said. This is what makes Minut compatible with privacy laws in most jurisdictions and with Airbnb's policies on indoor monitoring devices.
For guests who ask: You can share Minut's privacy policy directly. It confirms that no audio is ever recorded or shared.
When does my subscription start, and when do I get charged?
You are charged when you purchase a subscription on the online store. A prepaid- rental unit will be added to your account for you to create a rental unit. It expires after one year if you don't activate it. An email reminder is sent to you.
Your subscription starts when you activate your first rental unit in the app - not when you place your order on the online store. A rental unit without a sensor or a deactivated sensor will still be considered as an active rental unit with an active subscription.
Once you create your rental unit and activate your subscription, it has minimum commitment of one year from that activation date. Subscriptions charges are non refundable.
You're also charged for a subscription every time you create a new rental unit in the app.
Regarding renewal, all subscriptions under your account align to a single annual renewal date even if they have been activated after the activation of the first rental unit. Charging would be done pro-rata.

What's the difference between the Standard and Pro plans?
Both plans include all of Minut's core monitoring features: noise, smoking, occupancy, indoor climate, security alarm, presence detection, tamper detection, and alarm sound recognition. The differences are in integrations, team size, data history, and reporting.

My sensor has gone offline. What should I do?
Start with the three most common causes:
Battery: Check whether the sensor needs charging. You'll receive a low battery email at around 15%, with 2–4 weeks of life remaining. Charge via USB-C; a full charge takes 4–6 hours.
Wi-Fi disruption: Restart your app. Reboot your router (unplug for 20 seconds, then reconnect). Turn the sensor off, then back on. Press the main button and check whether it lights up white then green.
Wi-Fi password change: If your network name or password has changed, open the Minut app → Sensor → Settings → Advanced → Update Wi-Fi Settings. Check our Wifi and connectivity article.
If none of the above resolves the issue, contact hello@minut.com with your Minut account email address, the sensor's MAC number (number at the back of the device), your router make and model, and a brief description of the problem.
Property managers: Consider using Sensor Swap for high-turnover properties. Swap a low-battery sensor for a charged one without reinstalling or losing any data.
Can I use Minut without a property management system?
Yes. Minut works as a standalone monitoring tool: you don't need a PMS to use it. You can manage everything through the Minut mobile app or webapp, including noise thresholds, alerts, and team access.
If you want Minut to automatically know when guests check in and out (so automated messages trigger at the right times) you have three options without a full PMS:
Adding your stays: Go to the rental unit you wish to add stays to and press the stays tab. From here, you can click the plus sign to add the stays. You can choose to add a stay for the period they are staying at the rental unit.
Airbnb integration: Connect directly to Airbnb to sync stays automatically. Available on Standard and Pro plans. Read more about our AirBnb integration.
CSV Stay Importer: Import your stay calendar manually. It works with any booking platform and no integration required. Available on Pro plan.
PMS integrations with platforms like Hostaway, Guesty, and Hostfully are available on the Pro plan if you decide to connect one later. You can have a look at all of our PMS integrations on our Help Center.
How many sensors do I need per property?
One sensor per rental unit is recommended; typically one per property or listing/ room that guests book separately. The M3 sensor is designed to monitor an entire space from a single mounting point.
For appartements/ houses: One sensor, placed centrally, usually in the main living area or hallway;
For large property, multiple floors: A second sensor may improve coverage for spaces that are significantly separated;
Aparthotels, Hotel or Student residence: One sensor per bookable room or unit. Each room monitored separately (you would need a subscription for each individual room);
Common areas: Shared spaces (lobbies, hallways, common rooms) benefit from their own sensor.
What Wi-Fi does Minut require?
Minut sensors connect to 2.4GHz Wi-Fi networks only as they do not support 5GHz. Most modern routers broadcast both frequencies simultaneously. If yours does, make sure the sensor can see and connect to the 2.4GHz network specifically.
Minut also does not work with the following network types:
Captive portal networks: Networks that require a browser login step (common in hotels and shared offices);
WPA2 Enterprise networks: Corporate or institutional Wi-Fi requiring certificate-based authentication;
VPN-routed networks: VPNs can interfere with the sensor's connection to Minut's servers;
Static IP networks: Minut requires DHCP for IP assignment, which is enabled by default on all standard home routers
Is Minut compatible with Airbnb's rules on indoor monitoring devices?
Yes. Airbnb permits noise decibel monitors like Minut. In 2024, Airbnb banned indoor security cameras from all listings but explicitly confirmed that privacy-safe noise monitors remain permitted. Because Minut measures sound levels without recording audio, it complies fully with Airbnb's policies.
Airbnb's own announcement described devices like Minut as "an effective, privacy-protective way for hosts to monitor security for their home and get ahead of issues like unauthorised parties."

Can Minut contact my guests directly when noise is detected?
Yes, in two ways depending on your setup:
Automated messaging: Included on all plans. When noise exceeds your threshold, Minut automatically sends a text or message to your guests. In most cases a single friendly automated message is enough to resolve the issue.
Call Assist (add-on): If automated messages don't resolve the event, a trained Call Assist operator calls your guests directly 24 hours a day, 7 days a week. Available in English and French. Billed annually alongside your plan at $10/month/unit.
What happens to my data if I cancel my subscription?
If you cancel or downgrade your plan, the change takes effect at the end of your current subscription period. Your sensors continue monitoring and your data remains accessible for the remainder of the period you've paid for.
After cancellation, we retain your Personal Data for as long as we deem it is necessary considering the purpose of the processing and also allowing you to choose to de-activate your Service only to re-activate it at a later date. However, we reserve the right to delete your Personal Data if you have been inactive for a period of two (2) years. You can read more about Minut's privacy policy.
Sensors can be physically moved or reinstalled at any time. If you reactivate later, a new subscription period begins from the activation date of each unit.
Cancellation: Takes effect at end of current billing period. Full access continues until then;
Downgrade: Takes effect at end of current billing period. Full access continues until then. Changes apply at end of period, not immediately;
Data retention: Historical data is kept for a period after cancellation, then deleted per Minut's privacy policy;
Hardware: Sensors remain yours. You can reinstall and reactivate at any time and a new subscription will apply.
