The Airbnb integration imports your reservations and Guest details from your linked Airbnb listings, lets you send noise alerts and messages through the Airbnb inbox, and shows your Airbnb conversations in the Minut Inbox. You can connect more than one Airbnb account to one Minut organization.
Before you start
You need to be an Organization admin in Minut to set up integrations.
You must be the Owner or a Co-Host on the Airbnb account you connect.
What works depends on your Co-Host permissions:
Listing owner: everything, including the disclosure and amenities.
Co-Host with Full access: everything, including the disclosure and amenities.
Co-Host with Calendar and messaging access: reservations and messaging work, but Minut can't add the disclosure or amenities to the listing.
Co-Host with Calendar access: reservations only. Messaging and listing updates won't work.
Key features
Imports current and upcoming reservations, including the Guest's first name, email, phone number (when Airbnb shares them), check-in and check-out times and preferred language.
Sends messages to Guests in their preferred language when Airbnb provides it.
Sends noise alerts and messages through the Airbnb inbox. Replies and other Airbnb messages appear in the Minut Inbox, so your team can manage the whole conversation in one place.
Lets you choose how noise alerts are sent: Airbnb inbox, SMS, or both.
Automatically adds a "Noise decibel monitors" disclosure to your listing when a Sensor is installed: "Privacy-safe monitoring by Minut, a trusted partner of Airbnb."
Automatically adds the smoke detector and carbon monoxide detector amenities to your listing when a working Minut A1 alarm is online in the Home.
You can read more about messaging in this article.
Connect Minut with Airbnb
Go to Integrations in the Minut web app.
Choose Airbnb and click Connect.
Sign in to your Airbnb account and allow the requested permissions. If Airbnb later needs more permissions, you'll be asked to reconnect.
Link each Airbnb listing to the right Rental unit in Minut. Each listing links to one Rental unit, so Minut knows where to send messages when noise is detected.
Notes:
Only published, active listings can be linked. If a listing is missing, publish it on Airbnb first, then refresh the integration in Minut.
If you connect several Airbnb accounts, each listing shows the account owner's name to help you pick the right one.
Reservation sync
When you link a listing, Minut imports its current and upcoming reservations, including Stays that have already started. After that, changes are synced automatically.
What is imported:
Guest first name
Email and phone number, when Airbnb shares them
Check-in and check-out dates and times
The Guest's preferred language, when Airbnb shares it
Good to know:
Airbnb doesn't always share the Guest's email or phone number. Without them, features such as automated phone calls or SMS can't be used for that Stay.
If Airbnb only gives a date, Minut uses 3 pm (in the Home's time zone) as the check-in or check-out time.
Messaging settings
To choose how Minut sends noise alerts and Guest messages, go to Integrations → Airbnb → Settings in the Minut web app.
You can send noise alerts through the Airbnb inbox, by SMS, or both. If you choose both, Minut sends one message on each channel, so you can be confident the alert gets through. SMS needs the Guest's phone number, so it won't be sent if Airbnb hasn't shared it.
Two-way messaging in your Inbox
Messages Minut sends appear in the Airbnb conversation and are sent from your host account.
Messages from Guests, co-hosts and Airbnb also appear in the Minut Inbox, so your team sees the whole conversation in one place.
Images Guests send are shown in the Minut Inbox. If an image can't be loaded, the message text still appears.
Messages are matched to a Stay using the Airbnb confirmation code. Messages from before the listing was linked may not appear.
Noise monitor disclosure and safety amenities
When a Sensor is installed in a linked Home, Minut adds a "Noise decibel monitors" entry to the Airbnb listing with the text "Privacy-safe monitoring by Minut, a trusted partner of Airbnb." Minut updates or removes it automatically when you link or unlink a listing, or add or remove a Sensor.
When at least one working Minut A1 alarm is online in a linked Home, Minut adds the smoke detector and carbon monoxide detector amenities to the listing. Minut removes them when the last working A1 is removed or the Home is unlinked.
Good to know:
The disclosure and amenities need listing-edit access on Airbnb (Owner, or Co-Host with Full access).
If an amenity is locked on Airbnb, the update may not appear on the listing.
