Minut offers three plans: Starter, Standard and Pro, each priced per rental unit per year. Plans are billed per unit, so you only pay for the properties you actively monitor. This article explains what each plan includes and how to decide which one is right for you.

How billing works

Annual commitment | Each rental unit has a minimum one-year commitment from activation. The first year is non-refundable |
Single renewal date | All rental units under an account align to one annual renewal date for predictable billing at scale |
Upgrading | Upgrade at any time charged pro-rata for the remainder of your billing period. |
Downgrading | Downgrades take effect at the end of your current subscription period. |
Prepaid rental units | They are used when you create your rental unit on your account. They expire after 1 year. |
Can I change my plan later?
Yes, you can upgrade, downgrade, or cancel at any time via Plan, Billing & Payment on the app. Bear in mind that the first year of any activated unit is non-refundable, so it's worth choosing carefully before activating. If you're unsure, contact hello@minut.com before activating your first unit.
Large portfolios and custom needs
If you manage 20 or more units, operate across multiple property types, or need volume pricing and tailored onboarding, Minut offers custom enterprise plans scoped directly with the team. These can include API-first setups, bespoke feature configurations, and dedicated support.
Common Questions
I only have one property. Which plan should I choose?
The Starter plan is designed for individual hosts with a single property. It includes all core monitoring features (noise, smoking, indoor climate, security alarm, presence, and tamper detection) plus basic guest messaging and task management. If you later add a second property, want to connect Airbnb or want to add team members, you can upgrade to Standard at any time.
What's the difference between Standard and Pro for Airbnb hosts?
Both plans include the Airbnb OTA integration. The key differences are data history (30 days on Standard vs unlimited on Pro), team seats (5 vs 20), and access to advanced reports and Buildings & Locations grouping on Pro. If you need to analyse incidents over time or manage properties across multiple locations, then a Pro subscription would be needed.
If I subscribe to Call Assist, does it apply to all my rental units?
Yes. Call Assist is applied at the account level, not per unit. When you activate it, it applies to every rental unit in your account and is billed for all of them. There is currently no option to enable Call Assist on selected units only.
Can I have different plans across different rental units?
No. Your plan applies to your entire account which means all rental units are on the same plan. If you upgrade or downgrade, the change affects all rental units at once. If you need to have properties on different plans, a solution could be to manage them through two different Minut accounts.
Do you offer monthly billing?
Unfortunately, we do not offer monthly subscriptions. All of our subscriptions must be billed annually.
