The M3 sensor is installed via the Minut mobile app. Any team member with access to the rental unit can complete the installation. This article covers everything from charging to getting the sensor online.
Before you start
Create a rental unit first: the sensor must be installed into an existing rental unit. If you haven’t created one yet, go to Properties → + in the app.
Have the Wi-Fi password ready: you will need the property’s 2.4 GHz Wi-Fi password during installation. The M3 does not support 5 GHz networks.
Charge the sensor: new sensors are rarely fully charged. Charge before heading to the property.
Decide on indoor or outdoor mode: this is set during installation and cannot be changed afterwards without deleting and reinstalling the sensor.

Charge the sensor
Charge the M3 via the USB-C port on the back of the sensor. A full charge takes approximately 2–5 hours. The battery indicator lights on the back blink while charging and turn solid when fully charged.
Running it permanently on power? You can leave the sensor connected to a USB-C charger continuously to avoid battery drain. The M3 can be hardwired indoors only. When left connected, the sensor automatically holds the battery at a slightly lower level to protect it from long-term degradation — this is normal. See M3 charging and battery information.
Where to place the sensor
Placement affects the accuracy of noise, motion, smoking, and climate detection. Before mounting, decide whether the sensor will be used indoors or outdoors — this determines which installation mode you select in step 5.

Quick summary: mount the sensor on the ceiling in the centre of the main living area, facing directly down, at no higher than 3 m (10 ft). Keep it away from stoves, fireplaces, ventilation outlets, and air conditioning units. For outdoor installations, always mount under a roof or overhang as the M3 is weatherproof but not waterproof.
Install via the mobile app
The app guides you through the full installation. There are two possible Wi-Fi connection flows: the app directs you to the right one automatically based on your phone and network.
Open the rental unit in the app
Tap Properties at the bottom of the screen and select the rental unit you want to install the sensor in. To add a sensor to a unit that already has one, tap the + icon in the Sensors section.
Select Minut M3
Turn the sensor on
Press and hold the button on the back of the sensor until it glows purple. This puts it into setup mode. Tap Continue in the app.
Purple = setup mode. The sensor is ready to connect.


Connect to Wi-Fi
The app will use one of two methods depending on your phone:
Wireless configuration (most phones): the app shows nearby networks - select your 2.4 GHz network and enter the password.



Point Configuration (some Android phones): if wireless configuration isn’t available, the app will ask you to join a temporary network called Point Configuration in your phone’s Wi-Fi settings. Once connected, return to the Minut app using the back arrow, then select your home network.
2.4 GHz only — the M3 does not support 5 GHz networks


Select Indoor or Outdoor mode
Choose the mode that matches where the sensor will be installed. This setting is permanent; it cannot be changed after installation without deleting and reinstalling the sensor. Contact hello@minut.com if you need to change it later.

Mount the sensor
Attach the magnetic mounting plate to the ceiling or wall using the included adhesive tape (or flat-head screws for textured surfaces). Snap the sensor onto the plate. Press the button: a green light confirms it is online and monitoring.
Green = online and monitoring. Installation is complete.


Outdoor orientation. If installing outdoors, rotate the sensor so the motion sensor lens (clear circle) sits in the bottom right corner of the mounting plate. This positions the USB-C port at the top for the best protection against rain.
LED indicator lights
Press the button on the front of the sensor at any time to check its current status.

Next steps
Once the sensor is online, complete your setup before the first guest checks in.
Set your noise thresholds: review the default noise preset for this property. A good starting point is 75 dB daytime and 70 dB for quiet hours.
Connect a booking platform: linking Airbnb or your PMS enables automated guest messaging and Presence Detection.
Configure guest messaging: set up the automated messages Minut sends when noise is detected.
Consider Call Assist: 24/7 operator calls for unresolved noise events.
Troubleshooting
The sensor won’t turn on or glow purple: The battery may be depleted. Connect via USB-C and wait a few minutes before trying again. If it still doesn’t respond, try holding the button for 5–10 seconds.
“Point Configuration” network doesn’t appear in my Wi-Fi settings
Make sure the sensor is glowing purple (setup mode). On iOS, check that Local Network access is enabled for Minut under Settings → Minut. Try restarting your phone if the network still doesn’t appear.
The sensor won’t connect to Wi-Fi
Confirm you are connecting to a 2.4 GHz network — 5 GHz is not supported. If your router broadcasts both frequencies under the same name, rename one so they’re distinguishable. See Wi-Fi and connectivity.
I selected the wrong indoor/outdoor mode
Contact hello@minut.com so the support team can assist you. Otherwise, delete the sensor from the unit in the app and reinstall it to select the correct mode.
