Overview
The integration with Airbnb allows Minut to receive reservations and information from your booking calendar. Once the Minut sensor detects noise in your property, this integration will automatically send a message through Airbnb directly to the people staying in the property (if any), letting them know to keep it down.
Effortlessly manage all your Airbnb listings with Minut by connecting multiple accounts to one organization. Enjoy centralized control and streamlined operations from a single dashboard.
Key features
Stay information is automatically imported to Minut based on Airbnb reservations.
Minut imports guest phone numbers from Airbnb, so Call Assist and Autocall work without a separate PMS.
You can choose how noise alert messages are delivered: via the Airbnb inbox, SMS, or both. To change this, go to Integrations → Airbnb → Settings.
You and Airbnb have a record of all noise warnings sent via Airbnb.
You can read more about Messaging here.
Pre-requisites
You need to be an Organization admin to configure integrations in Minut
You need to be the Owner or the Co-Host of the Airbnb account
Important Note: Co-Hosts permissions
Depending on the level of permissions in Airbnb, the integration might work differently:
Listing owner: the integration will work fully.
Co-Host - Full access: the integration will work fully.
Co-Host - Calendar and messaging access: stays will be imported and messages will be sent. The listing won't be updated.
Co-Host - Calendar access: stays will be imported - so that you can use them to power smart thermostat integrations - but messaging won't work. The listing won't be updated.
You can read more about what Co-Hosts can do with the Airbnb/Minut integration here.
Step-by-step guide
Go to the Integrations menu in the Web application.
Select the Airbnb integration
As the owner or co-host of the Airbnb account, click Connect. You'll be directed to login to your Airbnb account and allow Minut to import your listings. Keep in mind that that if you're not the owner of the listings, then syncing will not work.
You can automatically disclose Minut on Airbnb listings under "Noise decibel monitors" category. Make sure to click Agree.
You'll be directed to log in to your Airbnb account(s) and allow Minut to import your listings. Note that if you're not the owner or co-owner of the listings, then syncing will not work.
Once the connection is set up, you must link your Airbnb listings with the correct rental unit in the Minut app. This is so Minut can get the correct information when a high noise event occurs.
Configure Messaging
To tailor messaging for your business and stays, see How to configure SMS.
Choosing your messaging channel
Minut now imports guest phone numbers directly from Airbnb. This means you can send noise alert messages via the Airbnb inbox, SMS, or both — no manual workaround needed. To change your channel preference, go to Integrations → Airbnb → Settings.
