What does Minut monitor?

  • Noise: Sound levels in decibels, with customizable thresholds and quiet hours

  • Occupancy: Motion detection to know when guests arrive, leave, or are present

  • Smoking: Cigarette and cannabis smoke detection via air quality sensors

  • Temperature: Ambient temperature tracking with alert thresholds

  • Humidity: Moisture levels to prevent mold or damage

  • Water leaks: Early flood and leak detection with the Water Leak sensor (add-on)

  • Tamper detection: Alerts when a sensor is physically removed from its mounting plate. Always on across all sensors.


What Minut does for you

  • Automated guest messaging: SMS, WhatsApp, or Airbnb inbox messages sent automatically when noise is too high - so you don't have to call guests at 2am.

  • Guest App: A private link for each stay with check-in instructions, Wi-Fi, house rules, recommendations, and smart lock access.

  • AI messaging (Autopilot): An AI assistant that answers guest questions using your property content - available 24/7 without your involvement.

  • Call Assist: Trained human operators call guests when noise isn't resolved by automated messages. Available 24/7, in English and French.

  • Tasks: Create and assign cleaning and maintenance tasks. Checkout clean tasks are created automatically when a stay ends.

  • Analytics & reports: Portfolio-wide noise analytics, incident reports, and indoor climate data. Available on the Pro plan.

  • You manage 10 or more properties on behalf of owners, or operate serviced apartments, aparthotels, or a hotel with multiple rooms

  • You have a front desk, housekeeping, and maintenance teams with different responsibilities

  • You use a property management system (like Hostaway, Guesty, or Hospitable) to run your operations

A note on privacy

Minut sensors monitor sound levels not recordings. No audio is ever stored or transmitted. The sensor measures decibel levels only, which means guests are never recorded and your use of Minut is compliant with privacy laws in most jurisdictions.
