How to set up your ecobee Integration

Written by Britney

The ecobee integration lets Minut adjust a linked ecobee thermostat automatically around each Stay, so your Rental unit is comfortable when Guests arrive and back at an energy-saving temperature after Check-out.

Before you start

  • Available in North America only.

  • One ecobee thermostat can be linked to one Minut Rental unit.

  • To connect, you need ecobee SmartBuildings API credentials (a client ID and a client secret), which you paste into Minut.

  • Minut sets your chosen temperature before Check-in and an Eco temperature after Check-out. Every adjustment appears in the Rental unit's event log.

How it works

  • Before arrival: when a Stay is coming up, Minut sets the thermostat mode and holds the temperature you chose, a set time before Check-in (3 hours by default). If Check-in is sooner than that, the adjustment happens straight away.

  • After departure: at Check-out, Minut switches to an Eco temperature: 15°C (59°F) for Heat, 30°C (86°F) for Cool. In Auto mode, both apply. The Eco temperature stays until the next pre-arrival adjustment.

  • Auto mode holds both a heating and a cooling setpoint.

  • The pre-arrival temperature lasts until the thermostat's next scheduled change, so any schedule you have on the thermostat still applies after that.

  • Adjustments only run when the Rental unit has an upcoming Stay. Stays can be added manually or come from Airbnb or your PMS integration.

What you can configure

When you link a Rental unit to an ecobee thermostat, you can set:

  • Mode: Heat, Cool or Auto.

  • Target temperature: heating and/or cooling setpoint (Auto uses both).

  • Pre-arrival time: how long before Check-in the thermostat should be adjusted.

Defaults: Heat mode at 20°C (68°F), 3 hours before Check-in.

Connect Minut with Ecobee

Step 1: Set up your ecobee SmartBuildings account

  1. Create an ecobee SmartBuildings account at https://sb.ecobee.com/validate and follow the validation steps.

  2. Add each thermostat to the SmartBuildings account using its 12-digit serial number. If a thermostat is already registered to a personal ecobee account, reset its registration first.

  3. Add payment details to purchase the SmartBuildings service. ecobee charges an annual fee per thermostat, separate from your Minut plan.

  4. Contact ecobee Inside Sales to request your API credentials (client ID and client secret).

For SmartBuildings support, contact ecobee Inside Sales at insidesales@ecobee.com.

Step 2: Connect Minut with ecobee

  1. In the Minut web app, go to Integrations, select ecobee and click Connect.

  2. Paste your client ID and client secret, then save. Minut will find the thermostats in your SmartBuildings account.

  3. Link each Rental unit to one of your ecobee thermostats. You'll see each thermostat's name, current mode and connection status.

  4. Set the mode, temperatures and pre-arrival time for each Rental unit.

Troubleshooting

  • Check the Rental unit's event log to see whether each adjustment succeeded, and why it failed if it didn't.

  • If your ecobee client ID or client secret changes, update it in Minut to restore control.

  • If an adjustment fails, Minut doesn't retry it for the same Stay.

  • If a Stay's Check-out is already in the past, no after-departure adjustment is made.

Good to know

  • Only one heating/cooling integration (ecobee, Google Nest or tado°) can be active for a Rental unit at a time.

  • Only organization owners and admins can connect ecobee, link or unlink Rental units and change thermostat settings. Members can view the integration but not change it.
