What is Minut Screen & Protect?

Guest screening and damage protection for your reservations, provided with our partner Truvi.

Minut Screen & Protect combines guest screening with damage protection for your reservations. When a reservation is protected, the guest is screened instantly, and your property is protected against guest-related damage for up to $50,000 during the stay. There is no security deposit to collect, no deductible, and nothing for your guest to do.

Screen & Protect is provided together with our partner Truvi. Protection is provided under Truvi's Host Protection Terms, which describe what's protected, how claims are assessed, and your responsibilities as a host.

Screen & Protect is currently available for properties in the United States, and is managed from the Minut web app. Any upcoming reservation in Minut can be protected, regardless of where it was booked.


How it works

  1. Screen before they arrive. When a reservation is protected, the guest is screened automatically against watchlists, disposable email addresses, and disposable phone numbers. The result is instant, and your guest never sees a form, a fee, or an extra step.

  2. Protect while they stay. Reservations that pass screening receive up to $50,000 of damage protection. No security deposit, no waiver, and a $0 deductible.

  3. Resolve after they leave. Found damage at checkout? Submit the details in minutes and Truvi handles the resolution. No awkward conversations and no disputes.

  4. Get reimbursed quickly. Most reports are reviewed within 48 hours, and approved resolutions are paid directly to your bank account, typically within 5 business days of accepting the decision.


What guest screening checks

Every protected reservation is screened automatically. The result is instant, and there is nothing for your guest to do. The screening confirms that:

  • The email address is deliverable and not a temporary or disposable address.

  • The phone number is deliverable and not a disposable number.

  • The guest's name doesn't appear on a watchlist of guests reported for damage on previous stays.

Each screening gives one of three results:

What's protected

  • Accidental or intentional guest damage

  • Damage to rental contents

  • Smoke damage in non-smoking properties

  • Damage caused by unauthorized parties

  • Damage caused by service animals

  • Excessive cleaning costs

  • Replacement of broken or ruined home accessories

  • New towels and linens to replace excessively soiled ones

What's not protected

  • Loss of income

  • Any pet damage, excluding service animals

  • Damage caused by authorized parties

  • General wear and tear

  • Acts of nature

  • Cosmetic damage not affecting functionality

  • Credit card chargebacks

  • Routine maintenance issues not caused by guests

  • Liability claims

Maintenance vs. cleaning: what's the difference?

Cleaning made necessary by guest behavior is typically protected. Routine maintenance is not.

Typically protected:

  • Deep cleaning required due to guest behavior

  • Smoke remediation, including professional ozone treatments (with proof)

  • Cleaning beyond standard turnover expectations

Not protected:

  • Normal upkeep or repairs due to age or wear

  • Appliance failure not linked to guest actions

  • Plumbing, electrical, or mechanical issues unrelated to guest damage

For example: if a guest breaks a sink fixture, the repair is typically protected. If the same fixture fails from age, replacing it counts as routine upkeep and isn't protected.

Reimbursements apply normal depreciation based on age and condition, with like-for-like replacement. Every claim is assessed case by case.


Pricing and billing

Screen & Protect is priced per night. The app shows the price per night and the total for each reservation (nights × nightly price) before it is protected. There are no other fees, and there is no deductible when you make a claim.

You are billed at the beginning of each month for protected reservations where check-in has occurred.

The guest agreement

Truvi provides a guest agreement that sets out what guests are responsible for during their stay. We recommend adding it to the agreements your guests already accept when booking a protected reservation. It makes resolving any damage afterwards smoother.


FAQ

Which reservations can be protected?

Any upcoming reservation in Minut, whether it was synced from your PMS or booking channel or added manually. Reservations can only be protected before check-in, and the guest needs a full name plus an email address or phone number. See Add Minut Screen & Protect to a reservation for the full requirements.

Does my guest see or pay anything?

No. Screening happens in the background, there is no deposit or waiver, and there is nothing for your guest to do.

Is every reservation protected automatically?

Not currently. Today, you choose which reservations to protect and add protection to each of them, so you stay in control of which stays are protected.

What happens if a reservation's dates change?

If the check-in or checkout dates change after you've added protection, and the check-in is still in the future, the protection updates automatically to match the new dates.

Is pet damage protected?

Damage caused by service animals is protected. Any other pet damage isn't.

Where is Screen & Protect available?

Screen & Protect is currently available for properties in the United States.

Can I use Screen & Protect in the Minut mobile app?

Not yet. Screen & Protect is currently available in the Minut web app only.

I don't see Screen & Protect in the web app. Why?
