The Minut Water Leak sensor detects water at floor level and sends a critical alert to all members of the rental unit. It connects wirelessly to a Minut M2 or M3 sensor installed nearby, no Wi-Fi required for the water leak sensor itself.
How it works
The Water Leak sensor has two parts: a main body that you mount on a wall or surface, and a metal probe on a 1-metre cable that sits on the floor where water would collect. When water touches the metal probe, the sensor beeps and sends a critical alert via the Minut app.

Requires an M2 or M3 sensor already installed in the unit. The Water Leak sensor communicates wirelessly through a Minut M2 or M3 sensor. It cannot function as a standalone device and will not work without one.
How to install the Water Leak Sensor
Install via the app
Open the rental unit in the app
Tap Properties and select the rental unit where you want to install the water leak sensor. Scroll to the Devices section and tap the + icon to add a new device.
Select Water Leak Sensor
From the device list, select Water Leak Sensor. The app will activate your phone’s camera.
Turn the sensor on
Press and hold the button on the back of the sensor until you hear a beep. This powers the sensor on and puts it into pairing mode.
Scan the QR code
Use the camera to scan the QR code on the sensor. The app will connect the sensor to your account; this typically takes a few seconds.
Water Leak Detection will now appear as activated for this unit in the app



Placement
The metal probe must be positioned where water would naturally collect in the event of a leak. The most important requirement is that the probe tips touch the floor; water pooling on the floor must be able to reach the probe for the sensor to trigger.

The water leak sensor must be within 5–10 metres of a Minut M2 or M3 sensor. It communicates wirelessly through the main Minut sensor. If placed too far away, it will lose connection and alerts will not be sent. Keep the main Minut sensor within this range.
Good placement locations
Under a sink or wash basin: Pipe or seal failures collect at the base of the cabinet
Near a washing machine or dishwasher: Place beside or just behind the appliance
Near a water heater or boiler: Leave reasonable clearance from the unit itself
At the low point of the floor: If the floor is sloped or has a drain, place near where water flows
Avoid
More than 10 metres from the main Minut sensor: Wireless connection may fail beyond this range
In areas with excessive dust or debris: Can clog the probe and reduce sensitivity
In direct sunlight or high heat: Shortens battery life and may cause false readings
Locations where the probe cannot rest flat on the floor: The probe tips must touch the surface where water pools
Consider how water would flow. If your space has a floor drain or sloped flooring, trace the path water would take in the event of a leak and place the probe at the lowest point; where water would collect before draining away.
Mounting
The main body of the sensor can be mounted on a wall using the included adhesive sticker on the side without the button. This keeps the body off the floor while allowing the probe cable to run down to floor level.
The probe end of the cable can be secured in place with a small screw through the probe’s mounting hole for added stability; particularly useful in locations where the probe might be knocked out of position.
Do not submerge the main sensor body. Only the metal probe at the end of the cable is designed to contact water. The main body should always remain above any potential water level.
Test the sensor
Minut strongly recommends testing the sensor after installation and at least once a year thereafter. Testing confirms the sensor is connected to the main Minut sensor, the battery is working, and you know exactly what to expect when a real leak is detected.
If you skip the initial test, a warning will be shown on the unit in the Minut app until the sensor has been verified. The sensor will function correctly regardless, but the warning will remain until the test is completed.
Place a small container of water near the probe
Set a cup or small bowl of water on the surface where the probe is resting. Lower the metal probe tips into the water until they are submerged. Do not submerge or pour water over the main sensor body.
Confirm the sensor beeps
When the probe detects water, the sensor will beep at regular intervals. This confirms detection is working. Beeping = water detected. The alert will follow within a few minutes.
Wait for the alert
Within 2–5 minutes, all members of the unit with the Minut app will receive a critical push notification. If email notifications are enabled, an email will also be sent. The alert will appear in the event log.
Remove the probe from the water and dismiss the alert
Lift the probe out of the water and thoroughly dry the metal probe tips before returning them to the floor. Open the Minut app and dismiss the alert from the notification centre.
The alert will continue until the probe is dried and the alert is dismissed in the app

Troubleshooting
The sensor cannot be found during installation
Wait 1–2 minutes and retry without turning the sensor off and on again. It can take a few attempts for the app to recognise the device. Make sure you have pressed the back button until you heard a beep before scanning the QR code.
The sensor is not beeping during the test
Confirm both metal probe tips are touching the water, both must make contact for detection to trigger. Dry the tips, then re-submerge. If still no beep, check the sensor is connected in the app and within 5–10 metres of the main Minut sensor.
The alert is not arriving after the sensor beeps
Alerts can take up to 5 minutes. Confirm the main Minut sensor in the unit is online, the water leak sensor routes alerts through it. If the main sensor is offline, alerts cannot be delivered. Check push notifications are enabled for the Minut app on your phone.
The alert will not dismiss
The alert stays active until the probe is no longer detecting water. Remove the probe from the water and dry the metal tips thoroughly with a cloth before dismissing in the app. Even a small amount of residual moisture on the tips can keep the alert active.
The sensor shows as disconnected in the app
Move the sensor closer to the main Minut M2 or M3 sensor, the water leak sensor must be within 5–10 metres. Check that the main Minut sensor is online. If the battery in the water leak sensor is depleted, the unit will need to be replaced.
Test annually. Once a year, repeat the test procedure in section 5 above. This confirms the battery is still working and the sensor remains connected to the main Minut sensor. Annual testing is the only way to detect a battery issue before a real leak occurs.
